The formula

Cost = floor area × installed price per sq ft (+ floor area × removal price per sq ft). Installed price includes materials and labor.

Example calculation

A 14 ft × 16 ft living room in solid oak at the average level of $13/sq ft, no removal:

  • Floor area: 14 × 16 = 224 sq ft
  • Installed cost: 224 × $13 = $2,912
  • Typical span: 224 × $8 to 224 × $22 = $1,792 – $4,928

Result: About $2,900 for an average solid-oak install in this room.
